We can prepare a set of drawings to suit the project vision and brief, presenting drawings in 2D or 3D depending upon the needs and budget of the project.
For prospective projects we do not charge for an initial consultation. All we ask is that we are allowed to provide a fee quotation for the proposed architectural design works of your project. If the consultation is for advice only with no immediate project envisaged we will charge our standard hourly rate plus disbursements.
Some householder projects are exempt from planning permission. To determine if your project will be exempt from planning your project will need to be tested against permitted development rights. We can advise and assist with this and usually will be able to provide advice on this matter in our initial consultation.
All new buildings and modifications to existing are subject to the Building Regulations. Building regulations standards are applied and enforced through the local building control system and are supported by technical guidance documents. These technical documents - known as approved documents - provide guidance for meeting the requirements of the regulations. Anyone intending to carry out building work that is subject to building regulations is required by law to make sure any work complies with the relevant regulations and that they use an approved Building Control Service.
At Origin Design Studio we currently have a working partnership for our Building Regulations applications. This means that the ‘plan check’ part of the Building Regulations application will be assessed by Lincs Building Consultancy (or LBC as they’re known). This doesn’t affect the site inspections and these will be carried out by the respective local authority.
Local authorities will charge fees for assessing planning and building regulations applications. Planning fees vary from project to project and are dependent on the function and scale of the proposed works. Planning fees for householder applications are subject to a flat fee of £172.
Fees are also associated with obtaining Building Regulations approval. Each local authority will charge slightly different fees for processing Building Regulations applications and these are determined on the scale of works proposed. We will ensure you are aware of the fees for your project before the application is made.
We are experienced in working on Listed Buildings and work closely with conservation officers from the district authority to prepare the most appropriate scheme for the project. Listed Buildings do not have permitted development rights and therefore all works are subject to a planning application.
Our office is based in South Hykeham near Lincoln and we operate across Lincolnshire and the surrounding east midlands area. Smaller projects may become less viable where larger distances of travel are needed. On larger projects we are frequently working in London and are looking to extend our services in this region.
For most of our projects we prepare a total fee for an itemised list of services. Items which fall outside of the schedule of services will be charged as additionally. Before carrying out any additional works not included within the original fee quote, we would discuss any associate costs with you before proceeding.
We prefer to send documentation electronically and will send all documents to the client in PDF format. In a bid to become more environmentally friendly and cost effective we no longer include a hard copy of documents. Hard copies are available but these are now subject to our standard printing charges. Our printing charges are available on request.
As well as providing architectural services we are able to project manage your project from inception to completion. Before work starts on site there are a number of project management tasks that you may wish us to help you with. These include appointing the relevant professionals to work with i.e. surveyors and engineers, running design team meetings or obtaining tenders from local building contractors. During the build we can attend site and run regular site progress meetings to ensure the scheme is completed in accordance with the scheme and more importantly ensuring it is delivered on time and within budget.
We have standard terms and conditions which we issue with all of our fee quotes which set out terms for payment and other vital information. We can provide our standard terms and conditions at any time upon request.
We are experienced working within conservation areas and work closely with conservation officers from the district authority to prepare the most appropriate scheme for the project. All projects within a conservation area are subject to a planning application.
