We were approached to participate in the planning process for a parcel of land near Normanton on Trent. Our intial appointment only required us to provide drawings to allow a planning application to be submitted by a Planning Consultant. The client had a loose brief as we were only producing drawings for an Outline applciation. The proposal looked at 4 new dwellings along the Brotts road with new accesses created for the properties. Outline planning permission was refused but successfully upheld at appeal.
Our appointment continued to prepare the Detailed Planning Application. Working closely with a heritage consultant we prepared a detailed scheme with 3 property styles. the first two styles closeset to the clients house were brn style to resemble an extension of the farm house and out buildings. As the development got further away the style changed to a cottage style similar to houses in the vilalge and further down the road. With the difficulties faced at the outline planning stage we feared further difficulties, fortunately the application was approved with minimal concern. In this case we even received several comments from vilalges offering support.
Origins involvemnet increased as we were asked to prepare detailed drawign sand building regulations specifications. As construction started we were appointed to provide warranty for the builds with periodic site visits to inspect the work and ensure they meet the requirements to be covered by the warranty.
